  • What is your fee for a property evaluation?

    A standard evaluation is complimentary and provided to the homeowner without obligation. For more detailed and specific appraisals (i.e. for Probate, Legal, Estate or Divorce case) a small fee is usually charged which is 100% refundable upon listing with me.

  • How much commission do you charge?

    The commission structure is more flexible today. Depending on whether it is an Exclusive Listing, a Multiple Listing, a Buyer Agency or a Dual Agency situation. My commission is fair and competitive. We discuss this on a one-to-one with the client, as well as explain the new Agency Laws.

  • I'm afraid to phone a Real Estate Agent, as I don't want to be pestered.

    Yes, I quite agree and respect that too. Call backs are only as requested.

  • Do you make recommendations to fix up before putting my home up for sale?

    Yes, I am often asked by the seller to pass on helpful tips. For several homes there are many items I can suggest improving your resale value.

  • What home improvements get the best return on my investment?

    Kitchens and bathrooms are the biggies. Followed by windows, flooring, decorating, roof and furnace upgrades. A swimming pool regrettably, does not earn you more money. If you are putting in a pool consider it to be for your own family's enjoyment and not a serious asset. Don't forget the power of a sparkling clean home, landscaping and a good driveway. We only get one chance to make a good first impression.

  • Should I speak to more than one real estate agent?

    Absolutely! It's always wise to get a second (and sometimes third) opinion.

  • What is the length of a Multiple Listing Contract?

    3 months is the norm.

  • What is a 90 day "hold over" clause on the MLS contract?

    If a buyer is introduced to your home through a Real Estate Agent during the duration of your current listing, that same buyer cannot approach you for 90 days after your listing has expired and attempt to buy your home privately. This clause is to protect the professionals who make their living selling houses.

  • Is there any advantage to dealing with a "local" agent?

    Sure, it helps if the agent is familiar with schooling, churches, shops, medical, parks, libraries, cycle trails, etc. Selling homes is more than bricks and mortar. In our particular case our area has a lot to 'brag' about. We sell the benefits of our area as well as your home. Many documented examples show that a good local Agent often nets their clients more on their sale.
